Billing Services

With our comprehensive billing system, you can take confidence in knowing that each statement provides accurate and complete information. Residents and commercial tenants receive 8.5” x 11” utility billing statements monthly including a remittance slip and envelope delivered by first class mail or EBP (electronic bill presentment). Each detailed statement offers a unique design that allows billing for multiple services on a single statement. Consolidated billing allows multiple utilities billed to one address. Statements are site specific and include vital information related to billing the location. General information included on billing statements includes:

  • Consumable utility
  • Rate per unit
  • Base fees
  • Additional line-item charges
  • paid credits
  • Late fees
  • Previous month’s financial activity
  • Due date
  • Conservation tips

Submetering
Submetering is a systematic approach to accurately measure utility consumption and bill the costs back to the consumer. Utility companies install primary meters to monitor total usage. Properties then install individual meters within each unit to accurately read and measure the actual consumption within that unit.

  • As residents become more aware of their individual usage, they work harder to conserve more and waste less.
  • Individual Consumption
  • Separate Common Area & Irrigation
  • Usage can be monitored daily for Leak Detection
  • 18% to 39% Overall Reduction in usage (NAA Case Study).

RUBS (Allocation Billing)
The Resident Utility Billing System is designed to allocate utility costs to the resident based ont he percentage share of the total property utility bill. This is all based on criteria in accordance with governmental laws and regulations effecting methods for allocation billing. Consumptions reported based on predetermined ratios or formulas, which can be combined.

The choice between Submetering and Allocation/RUBS (Resident Utility Billing System) depends on local government regulation, property’s plumbing configuration, existing or new equipment installation and feasibility of retrofit (if necessary due to pre-existing equipment). Common area deductions are recommended and can be taken depending on government regulation and property owner choice.
